I recently hired Titan Property Inspections for a buyer's home inspection, and I’m so glad I did. Pedro was my inspector, and he was so professional. They sat on the report for a couple days before sending. Then I had to call multiple times about the report as majority of the pictures didn’t not have information to include where m the house it was. It was also missing several keep items such as attic insulation. Update- did the walkthrough and saw the inspector missed all kinds of issues. He never checked a storm door that did not open. Tons of windows had parts missing or caulking missing, light fixtures were hanging, hvac covered with bricks, and wood was rotted. When I called them to report issues, they ghosted me. The title company could not find them on file with the state, and if you zoom on the maps, you see this isn’t their location

I would highly suggest going to another company. We got an inspection done which we also paid extra for the mold portion…. Let me begin: Our inspector failed to report that our outside kitchen with a built in BBQ that costs 5K to replace was not working, we had to fix it (1K) After that our inspector failed to mark the date of both of our hot water heaters (he only marked one) had he marked both, we would of known that one of them has to be replaced (1400) We are now at 2400 in expenses that could have been avoided had the inspector done his job right. Let’s talk about the mold. The test that was done was air, it did not pick up anything. I don’t know if the test was done properly either, but I do know that if the test was surface test it would have tested positive, something else that could have been avoided. In addition the windows were not inspected, if the windows were inspected properly then he would have informed us that in at least two rooms the windows have leaks that are leading to mold. This is a structural issue of the home as the windows were never installed properly. This is something an inspector should have reported, since I now know that if you look for that, it’s not hard to find. I am at over 10K in losses because I trusted this company with our first home buyers experience and it has been torture. I am not in talks with my lawyer, as my insurance won’t cover any of this because it is not a natural peril. According to my lawyer this company has committed fraud and breach of contract. I highly suggest steering away from them!!!!!! Also - the nerve after speaking to them and listing my problems that could have been avoided, I didn’t ask for anything of the losses I had to occur just the refund for the inspection for pure principle; they denied me!!!!!! Which has led me to seek more legal advice. Terrible people with no heart! Stay far away!!!!!!
